FAQ

Common questions

What makes a transaction “standard”?

A residential purchase, sale or refinance in Ontario with one institutional mortgage that closes in the ordinary course. Private lenders, extra mortgages, disputes, extensions or deals that don’t close carry the additional fees listed above, and we’ll tell you as soon as we know one applies.

Do I ever need to come into an office?

No. Retainers are signed electronically, identity is verified online using methods the Law Society allows, and closing documents are signed by video.

When should I contact a lawyer?

As soon as you have a signed agreement, or before you sign if you’d like the agreement reviewed. The earlier we have the deal, the more time there is to sort out title, lender or condominium issues before closing.

I’m a first-time buyer. Can you help with land transfer tax refunds?

Yes. If you confirm your eligibility in writing, we apply for any available first-time buyer land transfer tax refund on closing. You are responsible for confirming your own eligibility, and we don’t provide tax advice.

How do I send my closing funds?

By wire transfer or certified funds, before closing. We will never change our trust account instructions by email. Always confirm wiring instructions with us by phone before sending money.

Buying, selling or refinancing?

Book a call. We’ll confirm your flat fee and walk you through what happens next.
